What documents do I need to apply for a house?

Ever applied for so many places and never heard back? New to the country and don't have all those Australian payslips & rental histories all Real Estate companies ask for? At Middow, all you need is a valid passport within more than 12 months of expiry, a bond equal to 2 weeks of rent + 2 weeks of rent in advance. Loves a tranquil lifestyle and clean environment. Then you're good to go!

Who is Middow?

®Middow is a registered rooming house operation that offers budget short/mid/long-term rental in the heart of Melbourne. All business is complaint with Residential Tenancies (Rooming house standards) regulation 2023. ABN: 43458057885. Rooming House Business License: RH0001608R.

How long do I have to wait until I hear back?

We work at a first come and first serve basis. All applicants go through a series of online questioneers and face-to-face interview before being able to attend to property inspections. On the day of your inspection, just let one of our friendly staffs know if you like the place and want to make it yours 🙌

What is involved in a rooming house contract?

When would my bond be returned to me?

At Middow, we love a timely bond refund! If the property is left undamaged by the end of your tenancy, a bond refund will be issued directly back to your bank account within 48 hours.

How much do I need initially?

You will need to provide 2 weeks of rent in advance, as well as a bond deposit equal to 2 weeks of rent = That is 4 weeks in total. For example, most of our places starts from $215 AUD per week, the initial payment would be $215 x 4 = $860 AUD.

What if the house is no longer available?

Don't worry 😌 We often have other properties available. You can choose to stay in our registry for further accomodation viewing or simply opt out

How does Middow work?

How do you make money?

Middow operates on a rent-to-rent model.

1. Leasing the Property: Middow signs a lease with you (the landlord) or the real estate agency to rent your property. You receive consistent, guaranteed rent every month, regardless of occupancy or tenant issues.
2. Furnishing and Managing: Middow invests in furnishing the property and takes over all management responsibilities, such as marketing, tenant screening, maintenance coordination, and handling bills.
3. Subletting: We partner directly with language schools to provide fully furnished rooms to responsible international students on mid, or long-term agreements. The tenants pay an all-inclusive rent (covering utilities, internet, etc.), which is typically higher than the lease payment to the landlord.
4. Profit Margin: The difference between the rent paid to you and the rent collected from tenants (after deducting expenses like furnishing, utilities, and maintenance) is Middow’s profit.

This model ensures you get hassle-free rental income while Middow handles everything else, from tenant management to property upkeep, creating a win-win partnership.

Who are your customers?

90% of our customers are European or Latin American international students studying English, advanced diplomas and Bachelor degrees; while 3% are foreign backpackers holding a working holiday visa. 2% of our customers are Australian permanent residents or citizens.

What's my return on investment?

Renting a house is a great way to generate passive income. At Middow, we want to help you earn a higher investment return by joining a new way of renting your properties. Our partners generally achieve 5 to 10% higher yearly rental return, and on top of that, zero fee for us to manage your property for you! All you need to do is to sit back and relax. 🙌

What is not included?

The following items are not included: council rates, water rates, strata rates (if applicable), land tax (dependent on state of purchase and personal circumstances), insurance, electric safety and fire checks, and repairs and maintenance not covered under the lease agreement.

Are there any extra fee or hidden cost?

Absolutely none! As a young start-up, it is very important to us to first build a solid reputation then to just make profit. We love to take care of our landlords as much as we would like our tenants to take care of us.

Do I have to provide any furniture?

Not at all! We specialise in furnishing apartments & houses from 0 to 100. However, we do appreciate some basic appliances such as washing machine and fridge however not compulsory.

Can I come to see my house anytime?

As per Tenants Victoria, landlords and Real Estate partners are currently permitted up to two inspections in any given calendar year, however, we understand that initially you might feel uncertain about this new way of living arrangement. Therefore, we are happy to discuss this further with you.

What is involved in a contract signing process?

Communication of additional T&Cs - We will schedule a face-to-face meeting after our initial appraisal to further understand your needs. If applicable, we will also address some minor modifications we might need to undertake in your house (such as installing additional locks, etc). A Certificate of Title will also be requested by us to confirm ownership. Government (RTBA) Forms – A standard leasing agreement with permission to sublet and any additional terms will be discussed by both parties.
